ROKI Hotel

Located in the heart of Queenstown at 2 Brunswick Street, the ROKI Hotel offers a unique blend of urban energy and alpine tranquillity. Designed by Sumich Chaplin Architects, the hotel represents a new standard for high-end hospitality in New Zealand’s alpine environment. 


ROKI is positioned as a calming urban retreat, where curated interiors and natural beauty converge. To align with this vision, the building envelope needed to deliver exceptional thermal comfort, acoustic performance, and fire safety—essential qualities in Queenstown’s cool alpine climate and discerning luxury market. 


Creating a high-performance building for Queenstown’s alpine environment meant exceeding the minimum requirements of NZ Building Code H1 standards. The design team faced several key challenges, including minimising thermal bridging through structural elements, maintaining energy efficiency despite extensive glazing, ensuring acoustic privacy in a vibrant urban setting, meeting stringent fire safety requirements, and managing moisture and condensation within the wall assembly. To address these demands without compromising the building’s design intent, a high-performance insulation solution was essential.


ROCKWOOL Thermalrock S80 (50mm) was specified as a continuous external insulation layer behind the cladding system. This choice supported ROKI’s ambitions for both high performance and guest wellbeing: 

  • Thermal Efficiency: High R-values reduced internal heating demand, allowing extensive glazing without compromising H1 compliance. 

  • Thermal Bridging Control: Installed externally, the insulation encompassed the structural elements, significantly reducing heat loss across the building envelope. 

  • Fire Safety: Non-combustible ROCKWOOL contributed to compliance with stringent fire safety standards required in medium-density designs. 

  • Acoustic Performance: The dense, semi-rigid boards absorb airborne sound and reduce noise transfer between rooms and from external sources. 

  • Moisture & Vapour Control: The hydrophobic and vapour-permeable nature of ROCKWOOL helps to prevent condensation buildup and protects wall integrity. 

  • Durability & Sustainability: ROCKWOOL’s inert, recyclable properties supported long-term building performance and sustainability goals. 


By integrating Outright’s ROCKWOOL solution, the ROKI Collection Queenstown delivers a warm, serene, and refined guest experience—true to its name, which means “tranquillity” in Te Reo Māori.
