As New Zealand's residential sector continues to embrace higher-density housing, architects are increasingly seeking façade solutions that can address multiple performance requirements simultaneously. Comprising 236 apartments across five buildings and targeting a 7 Homestar rating, this project demonstrates how continuous external ROCKWOOL insulation can support both sustainability goals and long-term building performance.
Continuous thermal performance
To achieve the project's performance objectives, Architectus specified 50mm ROCKWOOL insulation externally behind the masonry façade. This created a continuous thermal layer around the building envelope, reducing thermal bridging and improving energy efficiency.
The uninterrupted insulation layer helps maintain more consistent indoor temperatures while reducing heat loss. Unlike some insulation materials, ROCKWOOL is dimensionally stable and retains its thermal performance over the life of the building, contributing to warmer, healthier homes and year-round comfort.
Fire performance for medium-density housing
Fire safety remains a key consideration in apartment developments. Manufactured from volcanic rock, ROCKWOOL insulation is non-combustible and achieves Euroclass A1 fire classification, meaning it does not contribute fuel to a fire.
Capable of withstanding temperatures exceeding 1,000°C, ROCKWOOL provides an additional layer of passive fire protection, supporting resident safety and long-term asset resilience.
Acoustic comfort for urban living
Creating comfortable living environments is particularly important in apartment developments where residents share walls, floors and communal spaces, while also contending with the increased external noise associated with urban density, traffic and neighbouring developments.
While the NZBC establishes minimum acoustic performance requirements between occupancies, managing external urban noise remains an important design consideration for apartment developments. The dense, open-fibre structure of ROCKWOOL insulation can assist by absorbing airborne sound within the wall assembly, supporting quieter and more comfortable living environments.
Vapour open and moisture resistant
ROCKWOOL insulation is highly vapour permeable, allowing moisture vapour to pass through wall assemblies and reducing the risk of interstitial condensation. At the same time, it is water repellent and resistant to moisture absorption, helping rainscreen and cavity wall systems dry effectively while maintaining thermal performance.
